The borrower, fully aware of the importance of a comprehensive environmental assessment, took a proactive stance by arranging and funding an appraisal and a phase I environmental site assessment. This proactive approach not only showcased the borrower's dedication to the project but also his understanding of the potential environmental risks, earning him admiration from all involved.

A meticulous and comprehensive phase one environmental site assessment was conducted, a standard practice for all commercial properties. The assessment, which was thorough and reassuring, identified a nearby dry cleaner in operation since the 1950s. Over approximately 24 months, the contamination was successfully eliminated, and the EPA's sign-off, a crucial regulatory approval, was obtained, instilling confidence in the property's safety and the investment process.
